From Factory to Mixed-Use Development

This study, commissioned by the AG Vespa, Colim and Stroom Maatwerk, explores how large-scale production can be retained in an urban area while introducing housing, retail, and civic uses of high quality. The site, currently occupied by Stroom Maatwerk’s factory and Colin’s local supermarket, sits on the edge of Ringpark Groenendaal and presents a unique opportunity to transform a mono-functional industrial plot into a thriving mixed-use district next to the new park.

Our approach began by working closely with Stroom Maatwerk, mapping processes, logistics, and staff movements to understand how production could continue within a smaller footprint. By streamlining and stacking functions such as workspaces, parking, and service yards, we tested ways in which industrial activity could coexist with housing and amenities on the same site. Phasing was central to the study, ensuring the factory could remain operational throughout redevelopment.

The proposal introduces a mix of housing tenures, retail, and community facilities that activate the park edge and surrounding streets. Housing is arranged to activate the edges and take advantage of park views, complemented by civic and recreational spaces that enhance the quality of the public realm for residents and workers alike. A new street extends into the park and creates opportunities for living-and-working.

By retaining employment and introducing new uses, the study demonstrates a model of urban regeneration where production, living, and leisure reinforce one another in the evolving city.
